AUCTIONING UNIT'S AND SCREWING OWNERS OUT OF SELLING

On July 12th, 2008 there will be an auction held
@ JW Marriot in Summerlin where Valencia has planned to sell 126 condos ranging from 1 bedroom 1 bath to 3 bedrooms 2 baths!!

These bids are starting as low as 49,000 to 89,000 and the property value of what the condos were being sold at are listed. Such as our condo which was sold to us for the whopping value price of 169,490 just a year ago and is being auctioned off at a low starting bid of 79,000!!

What most of the potential bidders don't know is all the problems that come with purchasing a condo from Valencia Condos Las Vegas. When we had our walk through inspection pending our purchase there were tons of corners cut and things throughout the unit that were not satisfactory for a $169,490 purchase!! During the walk-through I noticed in the master bathroom, behind the door the whole side of the dry wall was replaced but was not texturized and was only painted over. Next the granite in the bathrooms were cut wrong and the sinks are now off-set. I was luckily that one of the honest workers informed me that the sinks are sagging and are only being held in place by silicone caulking. He told me that four brackets would need to be installed under the sink to hold it in place. One of the many problems we have is when we are walking from the carpet to tile you can feel the tac strip under your feet, sometimes resulting in injury. Another problem we found in the bathroom involved the toilet being improperly installed, the shower fixtures have a constant drip, and tubs were resurfaced poorly, resulting in peeling. When the plumbers cut the stainless steel sink, they cut extra holes in the sink, which in turn caused our sink to leak underneath the cabinet. In the bedrooms there is three-mirrored sliding doors that were put on a track that had NO screws, most of the power outlets were not working and had to be fixed, and the bedroom/bathroom doors are not properly fitted for the door ways. One thing you can expect is that your AC unit will be almost 30 years old and will not work well in this Las Vegas heat, ultimately causing the owner to have to replace the AC unit with no help from Old Republic. Lastly, the water heater in our unit was not up to code and shortly after having our unit, the heater needed to be replace. The above problems, are only some of the major problems we had to deal with, not including some other minor problems not listed.

On the website hosting the auction for Valencia Condos, they have a few quotes which are very deceiving, including their pictures. Below I have listed the quotes, along with an explanation as to why these quotes are false.

* "Centrally located yet secluded and intimate"
Valencia is centrally located for homeless people who live behind the back wall of the parking lot, who dig in the garbage, and delinquents who are suspicious and lurk throughout the complex/parking lot.

* "Tranquil tree-lined walks and shady courtyards welcome you home to a peaceful haven of relaxation and solitude."
When you live at Valencia Condos you have not peace, relaxation or any type of solitude what so ever. When you come home you have to listen to loud noises, disrespectful groups of children/parents, and constant parties. There is trash every where, people urinating in the parking lot, and vandalism to the property and cars.

* "Outside indulge in a cool tropical pool, invigorating spa and secluded recreation area."
Since I have lived here the pool area has been shut down once by the health department and yesterday I found out that the pool would be shut down a second time, if the pool was not drained and acid washed, due to high levels of contaminants in the pool and spa.

I am outraged that this is not an up-kept community and the leasing agent Veronica is of no help to any problems that homeowners have and neither is the HOA. We pay a $210 association fee and I do not see that money going to the improvement of everything that needs to be fixed, such as broken windows that have not been replaced for months.
